Front Dining Room Ceiling

This picture shows the ceiling joists that were sagging under the weight of the water "pond" on the roof.  The contractor jacked these joists back to near their original position and spliced them with new treated 2x8s so that the roof could be repaired.

Front Dining Room Ceiling

When the old sheetrock fell, it damaged the air duct. This needs repairing. There is also some damage to the metal straps that hold the ceiling tiles that will require replacing.

The damaged sheetrock in the ceiling was replaced with insulation boards.   I was surprised to find that there is no insulation in this part (front) of the ceiling.  When David added the ceiling tiles he could have added insulation.  On the other hand, he may have thought that the existing ceiling contained insulation.

  

Back Dining Room Ceiling

Norris thinks that this part to the ceiling just gave way and fell due in part to age and fatigue of the old sheetrock, which was attached to the ceiling joists. 

The Back Dining Room Ceiling

Here the ceiling did contain insulation between the joists, but it was dry so they returned it to the ceiling.  They will have to paint this part of the ceiling.

  

The Roof

They drained the water from the roof, and made the repair by building the roof up to level with tar and gravel.  I didn't get any pictures.  The ladder was gone at the time I got there.
